This is an excellent online service that surprisingly offers very reasonable response times if you have a question. And you always seem to get someone who is polite and knowledgeable if there a question or issue. This is the third time I have used their service twice to sell and once to rent.

Houzeo Complaints

❌ John Heritage loved that Houzeo got them on the MLS as fast as possible. However, they lost two deals due to the listing agent’s slow response.

John HeritageUSSubmitted June 3, 2024

They’re very fast and quick to respond *initially* but once your listing is in the system and you start having showings/receiving offers, they’re extremely slow to respond. I paid extra for the ‘contract review’ service, and lost two bids because I wanted Houzeo to review the contract and give me advice, but since they took so long the buyers got cold feet and that was the end of that.

Houzeo Fees and Packages

Houzeo uses a plan-based pricing model for sellers rather than charging a traditional percentage-based listing commission. The cost depends on the plan, location, and services included.

Buyers can search homes on Houzeo without paying a buyer-side platform fee. However, they may still have standard costs associated with purchasing a home, such as the down payment, lender fees, and closing costs.

For sellers, Houzeo offers four Flat Fee MLS packages. Each plan offers a different MLS listing duration and level of professional assistance. This lets you choose how much of the selling process you want to handle.

How Much Can You Save With Houzeo?

Houzeo helps with savings for both buyers and sellers. Sellers using Houzeo skip the traditional 3% listing commission and have to pay a small upfront fee. The potential savings become more noticeable as the home’s sale price increases.

For example, consider a $400,000 home. A 3% listing-agent commission would cost you $12,000. If you opt for Houzeo’s Bronze plan, you’d have to pay just $399, with nothing due at closing. That’s almost $11,600 back in your pocket. Houzeo’s Silver, Gold, and Platinum plans include a small percentage-based closing fee, so your total savings depend on the plan and your location.

As a buyer, everything on Houzeo, from searching for homes to submitting offers and managing your purchase, is completely free.

Houzeo Competitors

When you choose a FSBO platform, it’s important to consider and compare all the available options. Here’s how Houzeo compares to its top competitors:

1. Houzeo vs. Zillow

Zillow For Sale By Owner allows homeowners to list properties directly for free. However, listings are not included in the local MLS, which can limit buyer visibility. For buyers, Zillow is a popular search tool with listings across the country.

Meanwhile, Houzeo gives sellers maximum MLS exposure. As a home buyer, you get a smooth experience from search to closing, all in one platform.

2. Houzeo vs. Beycome

Based on Beycome reviews, its $99 Basic plan comes at a low price point. However, the service operates in only about a dozen states, which limits both sellers’ reach and buyers’ search options.

On the other hand, Houzeo operates across all 50 states. This gives sellers nationwide exposure and buyers access to a much larger inventory of homes.

3. Houzeo vs. FSBO.com

FSBO.com‘s $99 plan is a budget-friendly option. However, it lists only your home on its own website, not in the MLS. This means your property may not reach the broader pool of active buyers.

In contrast, Houzeo lists properties directly on the local MLS. It also syncs to every major real estate platform. This maximizes visibility for sellers and expands options for buyers.

Houzeo Reviews: Is Houzeo Really Worth It?

Houzeo has built a positive reputation in the real estate industry backed by over 11,300 verified reviews averaging 4.9 stars. The platform has helped list more than 25,300 homes on the MLS and saved sellers upwards of $320 million in commission fees.

Houzeo works well for first-time sellers, buyers, and investors. Pricing is clear with no hidden fees. That said, some users mention occasional delays from listing agents. Overall, Houzeo is a solid choice for anyone looking to buy or sell without the high cost of traditional real estate.
